Type and Initial terms of tenancy

Tenancies will be on an Assured Shorthold Tenancy Agreement for a minimum period of six months, unless agreed otherwise.

 

Viewings

It is our policy to protect the current occupier of any property advertised to let. An appointment to view the property must be made with the office in advance. A qualified member of our letting team will accompany all viewings; appointments are available between 9am and 5pm Monday to Friday subject to prior arrangement.

 

Applying for a tenancy

A completed “Temples Tenancy Application Form” with the supporting documentation will always be required.

 

On receiving the Landlords approval

Before a tenant moves in, you will be asked to sign the Tenancy Agreement and to pay the initial rent in advance plus a deposit usually the deposit is equivalent to six weeks rent.

 

Tenants Insurance

For the avoidance of doubt, the tenant’s belongings, furnishings or equipment within the premises are his and are not covered by any insurance policy maintained by the landlord.

The tenant is required to hold Tenants Contents Insurance to cover his personal possessions and accidental damage to the Landlords buildings and contents, additionally in particular the insurance obligations of an assured shorthold tenancy agreement.

 

On taking up occupation

A Schedule of Condition & Inventory will be provided at the commencement of your tenancy, you will be required to carefully check this through.

This is most important, as the inventory will be our record of contents, condition of contents and condition of property. The document with any comments recorded by you will be lodged with the lease documents at Temples office.
